I started the vacation rental business about 3 years ago with no one to guide me. Many told me it wouldn’t work. What if I don’t get bookings then I get stuck with bills? How could I finance such investment? What if this and that? I blindly entered. Little did I know I needed to get trained for it. I didn’t even know trainings like this could be offered. I spent hours and hours organizing and doing my SWOT analysis, but I knew zero about the business, so my research was a bit faulty. I got in, losing a lot of money my first year, got suspended for a month, made so many errors that cost me my quality rating until I learned the business by experience and became one of the best rentals in my state. I added my properties and now run multiple vacation rentals then I began teaching people in rural and urban areas how to do it and today, they are always sold out.
When I tell people my rental properties are not in the downtown part of my city but the suburbs, yet my net profit is higher than those who have theirs in big cities, everyone is shocked. Many will try to sell you the six-figure scheme when entering the vacation rental business but only showing their gross revenue. Say I rent or pay mortgage of $3000 monthly in the main city and gross $6000 monthly then another pays only $1500 in the suburb and grosses same $6000, obviously the latter is taking way more profit of extra $18k yearly. It doesn’t matter where you run your vacation rental, what matters is how we can maximize our net profit and follow the rules.
